This weekend could be a great time to get out and see some open houses in Boston, Mass.

Over the 3 day weekend (it's Columbus Day - in case you did not know), there will be 492 open houses in the City of Boston.

These 492 properties will be hosting their properties open for review mostly on Sunday.
These include condos, single families and multi family properties.

I will attach a PDF file with all of the times and the addresses of these properties.

If you are looking in Boston, I personally would love to meet with you and offer a 1 hour consultation either at my office or your favorite coffee shop to discuss the market and your current search or sale.

If you cannot make the open houses, you will be able to view all the Boston real estate for sale right now by clicking on this link which had all of the properties for sale in the city.

The Tax Credit Countdown

April 30^th, 2010 is fast approaching!!

 

With just under 100 days remaining, here are some tax credit reminders for you!

Who’s eligible and how much??

• First-time buyers (who have not had an interest in a principle residence for three years)

• Married Couples - $8,000
• Filing Separately - $4,000

• Current homeowners (who have consecutively maintained the home they want to sell as their primary residence for five of the last eight years)

• Married Couples - $6,500 
• Filing Separately - $3,200

Need the details?

• The tax credit may not used to purchase a home for more than $800,000.  All buyers must include documentation of the purchase on their tax returns to obtain the tax credit.

• The income limits for both tax credits have been raised:

o   Single Buyers - $125,000

o        Married Couples - $225,000

·         The Purchase & Sales Agreement must be signed by 4/30/10 in order to qualify.

This is exciting news for those who missed the deadline for the first-time home buyer credit!  It's also great news for current homeowners looking to sell and move up (or downsize).

Beware of A Craigslist Scam -

I just received this information this morning. Pass along to anyone who may need.

Several months ago the Association warned members of a Craigslist internet scam.  The scam has reappeared in a new variation. In this variation, listing information including photos are gathered from an agent's or brokerage firm's website and a fake Craigslist ad is created advertising the property for rent, typically at a bargain rental. The ad is accompanied by contact information which includes an email address and a phone number, which may be the agent's or the owner's phone number. Email inquiries receive replies with an elaborate story concerning the “owner's” necessity of renting very quickly. Of course, the scammer then makes off with the deposit for the “rental.”

REALTORS® should be careful of putting too much information concerning their listings out on the internet. REALTORS® may wish to reconsider advertising on websites that do not provide security measures to weed out ads that are not identified. Finally, if an agent begins receiving inquiries concerning property for rent when the property is really listed for sale, the agent should immediately check Craigslist and other similar websites to ensure that their listing is not being misrepresented by a scammer. Agents should also advise owners to refer all inquires concerning the property, whether for lease or sale, to their agent so as to avoid providing private information to scammers or lending credence to lies told to an innocent party.
