As we start to approach the fall real estate market, the median home prices are almost exactly where they were in the previous month. At the end of August 2014, the median sales price was $489,650 and for the end of September the median price was $490,000. For September 2014, sellers of single family homes in Walpole received 97% of their asking prices.
There were 27 closed single family home sales in Walpole in September. Last year in Septmeber 2013, there were 23 closed sales for the month. The least expensive sale which was recorded for $209,000 and that was located at 4 Mason Street in Walpole Mass. This property was a short sale. For those of you who do not know what a short sale is, a short sale is a property in which their is either zero equity or negative equity. You may hear it referenced as "upside down" when the car loan is greater than the value of the car in the scenario relating to an automobile loan. The car guys Click and Clack on NPR commonly reference this term. The house on Mason Street took 989 days to close. Short sales by definition are definitely not short. They seem to take a long a time to close. If you have a timeline that you are trying to adhere to, I would definitely stay away from short sales.

The most expensive home sold in Walpole for the month of September was located at 11 Brook Street. 11 Brook Street was an 11 room, four bedroom home with 3 full baths and 2 half baths. The size of this home is 4200 square feet. This property was located up where North Street intersects with Brook Street and was very close to Willet Pond.
This was a custom house and was absolutely gorgeous on the inside. You can see an image below.
